How it Works...
Whether you are Buying or Selling San Diego real estate, your primary goal is to obtain the best possible price. Home owners want the highest possible price and home buyers want the lowest possible price. OpenOffer® is the ultimate market place for price negotiations between home buyers, home sellers and real estate agents.
OpenOffer® is a unique and effective process that allows both sides of the real estate transaction to negotiate and settle upon the best possible price for their real estate BEFORE they place or receive a written offer. Unlike the traditional way of placing an offer, users are able to negotiate openoffers™ on multiple properties at the same time.
How Does the OpenOffer® work?
Whether you are a first time home buyer, experienced home buyer, seller, real estate agent, builder, or a real estate investor, OpenOffer® is here to serve your best interest. OpenOffer® is bringing you the reality of supply and demand for your local real estate market. Our process is confidential and completely FREE for Home Buyers and Home Sellers
Home Buyers
Set up their minimum price, maximum price and increments. The OpenOffer® system negotiates the best possible price by incrementing the minimum price, ONLY if another offer is placed on the same property. If no other offers are present, then the minimum price is sent to the seller or an agent who then can counter, accept, delete or simply reject the offer. The home buyer can perform the same offer actions as the agent and the open negotiation begins.
Note: Minimum Price, Maximum Price and Increments are confidential (other buyers, sellers or agents can’t view it). Each buyer can not see other offers placed by other buyers.
All information provided during registration is verified by phone. False information will result in removing and blocking the user. We do not expose your phone number or any other information that you provide us with.
Agents / Home Sellers
Receive multiple offers and select the highest one. The increments, set up by each home buyer, reflect the level of interest each home buyer has in your property. If two or more offers are present, then the system will perform the negotiations for you and raise each offer based on its increments. We do not expose minimum prices, increments or maximum prices to anyone. This will guarantee that the “agreed price” was produced through the basics of Supply & Demand and you will receive the true highest price under current market conditions. We allow you to keep all offers as back up offers, in case the accepted offer was not translated into actual written contract.
Note: Our system automates the price negotiations and will provide you with the best possible price but it does not replace your listings agent. All contingencies, written offers and back up offers will be handled by your agent so please encourage your agent to sign up with us.
