Do I have to provide accurate information when I register on your site?

Yes, if you want true results. False information will result in banning you from using our site. Our site was designed for those buyers who are truly interested in buying real estate. We would like to serve those users who are serious, honest and fair. We verify all information that our users provide. All “Listings" on our site include “Report Abuse" button which allow all sellers agents to report any false offers or information provided by potential buyers. Any false information will be removed and future entries from the user will be blocked. Furthermore, we may take legal action against users who abuse our system repeatedly.

How do I use OpenOffer.com®?

Just register for free & make your offers. Yes it’s that simple. Our registration and offer process are fast and easy. Just browse through the thousands of properties on our site, chose the properties that you are interested in, and click on the “Make An Offer” button. You then can set your Minimum Open Offer, Maximum Open Offer, and increments (in case another offer is made on the same property). Your offer information is kept private! Even the Seller’s Agent will not know what is your Maximum Open Offer™ or your increments. The Seller’s Agent will only know what your current offer is. When you place offers, you may want to view and monitor them through your control panel. You will see the "Status" of each offer. After placing your offers, just wait to hear back from the Listing Agent or Open Offer™ representative. Remember, if the seller is motivated, then you will hear back. If you do not hear back, then simply delete you offer and property and move on to the next property.

Why should I use OpenOffer.com®?

Because you deserve the best price. OpenOffer.com® is the most innovative real estate web site that serves buyers, sellers, agents and builders. Buyers can place offers on all properties that they are interested in. The process will most likely insure the best possible price. Once you agree on the price with the seller or their agent you may consummate the transaction through the traditional manner – in writing. Buyers and sellers do not need legal forms and binding contracts in order to agree on a purchase price. Our system is fast and very easy.

Am I obligated to buy once I place an offer?

No. All offers and communications on our site are NON BINDING. Although you are not limited to the numbers of offers you place, please make sure to make offers on properties you are really interested in. It will save you and the seller a lot of time. The only way you will be obligated to buy a property is through a written and signed offer that you place with your preferred real estate agent.

Can my Buyer’s Agent use OpenOffer.com®?

Yes. In fact, if you are being represented by an agent you must declare it during your registration (failure to do so will result with deletion of your registration). Your buyer’s agent can become a member and place, on your behalf, as many open offers as they wish.

How many Open Offers™ can I make?

As many as you wish. However, in order to save time for you and the sellers you may want to make offers only on those properties that you are really interested with. Remember, frivolous offers will not be accepted by our system.

Do you offer ‘Rebate’ from commissions?

No. We do not believe that rebates from real estate agents back to their clients actually benefit the client’s financial position. You may want to consider negotiating a better purchase price instead of getting rebate. Doing so will result with you paying less property taxes and obtaining lower loan amount.

Does OpenOffer.com® provide property values?

No. Most valuation sites are inaccurate. Most valuation sites do not take into consideration interior or exterior improvements. Improvements can add value to a property but it is very hard to determine how much. A real estate agent will be able to assist you when trying to determine the value of your property. Most Real Estate Agents are involved in your local real estate community; they are familiar with the current inventory of real estate and most importantly with the condition of sold properties. Ask you preferred real estate agent to provide you with a Comparative Market Analysis which will include all similar recent sold homes in your area. They also will provide you with their expert opinion which will be based on the condition of sold homes. Please understand that ultimate valuation of a property should be done by a local certified appraisal. In addition, the final valuation of a property is reviewed and determined by the lender or the bank that is financing the property.

Will I receive solicitation calls or emails from Real Estate agents?

No. Your information is not public. All information provided by you through the registration process will be kept private. We have developed an internal messaging system for all registered users. All communications are done through our internal messaging system and your private email address is not exposed to the public. Please note: An Open Offer™ Professional may contact you via email or phone to welcome you and to verify your registration information. If your listing agent is not a member then an agent from our preferred real estate company may contact you.

Can I sell my property without a listing agreement or an agent?

No. We do not allow “For Sale by Owner”. You can still register with us and upload all information about your property including your asking price. However, in order for your property to become “live” on our site you will need to sign a listing agreement with our preferred real estate company OR any real estate company of your choice.

Can OpenOffer.com® refer me to a listing agent?

Yes. If you currently do not have a listing agent, we would like to refer you to an agent from our preferred real estate company or any licensed agent of your choice. Make sure to interview all agents before you make a decision.

Do I have to use your preferred broker?

No. You can sell your property with any agent of your choice. If you have a preferred real estate company but not an agent, then please call us at 619-615-0962 and we will provide you with a few of the top leading agents from your preferred real estate company.

Can my listing agent use OpenOffer.com®?

Yes. In fact we encourage all agents to use our site and we do not allow sellers who did not sign a "Listing Agreement" a licensed agent, to display their properties on our site. Therefore, when you are ready to sell your property, please ask your listing agent to sign up on our site so he/she will be able to receive all offers made on your property.

All “Listings” on our site include a “Report Abuse” button which will allow all users, agents, builders and system administrators to report any false offers, misleading property information, inaccurate agent information, inappropriate photos or misleading photos. Any false information will be removed and future entries from the user will be blocked. We may take legal action against users who abuse our system repeatedly.

Do I have to include my Real Estate License during registration?

Yes. In fact, when a real estate professional is asked for their State Real Estate License, they must provide the accurate information. Failure to disclose accurate information will result in blocking you and we may take legal action against those who fail to provide their Real Estate License number.

How many buyers can I represent?

As many as you wish. The flat membership fee allows you to represent as many buyers as you want.

How many Open Offers™ can I make?

As many as you wish. The flat membership fee allows you to make as many offers as you want. Remember, your name will be included in each offer you make on behalf of your clients, so try to make offers on properties that your clients are really interested in. Keep a good reputation in your local real estate community!

Can I buy properties for my self?

Yes. You must register as a “Buyer’s Agent” and pay the membership fee. This rule applies to all real estate licensees who have an “Active” license under a specific brokerage.

Can I sell properties or, represent my sellers on OpenOffer.com®?

No. Unless you create another account as a ‘Seller’s Agent’ you will not be able to “claim your listings” or manually upload your listings.

Do you monitor the activities on the site?

Yes. But we do not have any access to offer information. We also get help from agents like you who assist us monitoring any abuse made by home buyers and agents.

How can I upload my listings?

Currently we offer automatic integration to agents who are members of Sandicor – The San Diego local MLS, who have not opted out. Sandicor members will need their agent ID for automatic upload. If your local MLS is not a participant in our site then you will be able to upload your listings manually. You may want to contact us and your local MLS for easy integration. Note: if your local MLS requires, option to purchase stocks in our company, joint venture, partnership or any other agreement that will place OpenOffer.com® at risk, then we will not be able to integrate your MLS. We will be able to accommodate any local MLS disclosures for the accuracy of property information.

Do you charge per listing?

Yes and No. Your membership fee includes 10 listings. If any of your 10 listings are ‘sold’ ‘expired’ or, ‘cancelled’, then you will be able to replace them with any other listings you may have. We also have membership packages for those agents who have more then 10 listings.

Can I update my listings during my membership period?

Yes. At any given time during your membership period you can edit the text in your listings description area or purchase any upgrades such as: attention getters, bold fonts, featured property and better placement.

Can I sell my own properties?

Yes. The same membership fee will apply.

Can I buy properties?

No. Unless you create another account as a ‘Buyer’s Agent’, you will not be able to make any offers.

Can I make Open Offers™ on my listings?

No. Remember, any false offers on your listings will raise the current offered price but will also deter viable buyers from placing offers on your listings.

Can my friends or co-workers make Open Offers on my listing?

Yes, but make sure they are interested in your listing. False Open Offers™ will raise the current offered price & will deter viable buyers from placing offers on your listings!

Can OpenOffer.com® remove my listings?

Absolutely, it will be hard for us to lose you as a client and we can not understand why any listing agent will limit their exposure. If you decide to remove your listings from our site please email to remove[at]openoffer.com, make sure to include the following: MLS number, Property Address, Your first and last name, and office name. Once your listings are removed you will not be able to use our site. Reinstating your status on OpenOffer.com® may require you to pay a "Reinstating Fee".
